Office Conversion

One can see the bedroom entrance which is now the office. Although the client simply wanted to move the office into this bedroom to enjoy the larger room I suggested that they would benefit from a separate library area so removing the significant (and growing) amount of reference material from the main office itself, which now gains a relaxing seating / meeting area.

I proposed this addition to utilise the vast amount of space that was the 1st floor landing.

One can see here the library is being constructed on both sides of the entrance within the area that was created by the addition of a stud partition wall built to accommodate the exact measurement of the IKEA "Billy" units. The wall fascia incorporates a few attractive alcoves totally in keeping with the traditional Victorian décor. New lighting ensures the books can be readily found while all cabling runs protected within the stud.

The View from outside is much the same as the original, apart from the alcoves. The wall has actually been brought forward some 2 metres! Dado has been matched and continued and architrave and skirting matched.
The landing hardly seems smaller due to the generous proportions of this house (although this is a poor picture)

The Project included installing new radiators around the house, moving and installing new lighting, extending and modifying network infrastructure, putting in extra power sockets and finally decoration and the office move itself.

During the project the cistern in the loo failed so that was added to the list of tasks.

Project on time and to budget.

Handmade Unit and cooker hood

The client purchased a house with a cottage kitchen and wanted a cooker hood and small wall units installed, problem was the units had been hand made from pine and the roof sloped at a rakish angle.

Nothing off the shelf would have done so I built from scratch and stained and distressed them to match. The cooker hood is vented to the outside world through a pipe within the mock 'chinney'

Decking, or how to make a tiered garden bigger!

Shot from upstairs

Hopefully this shot shows the lower garden under the lengths of 7x2, using 7x2 allowed us to cantilever the overhanging section, although there will be supports beneath. Also note the ground cover to stop weed growth. It was important to get these in and start levelling up the three separate levels although we will allow a fall away from the house to carry the rain water down the decking so it wont hang and discolour.

After the first set of beams were laid and secure we set up the joists screwing everything in sight.

This view clearly shows the overhang 1.2 metres of gained ground

Kitchen Remodelling

Ok remodelling might be a bit of an understatement.

Fit a 3 metre lintel above a supporting wall then remove the wall so opening up the ground floor of the house.

You can see the double layer of plasterboard. (fire protection)

Rip up the different levels of flooring and Tile with ceramics and contrasting grout.

Fit new drain outside and run to manhole. Re route sewer pipe. Rip out old kitchen. Hide ugly pipework behind units and run cooker hood vent to outside. Construct breakfast bar and mount all wall cabinets.

Rip out and replace old kitchen comprising new Cooker, Hob, Dishwasher, Washing machine, cooker hood.

Cut out wall and Fit new door and frame to lounge. (unseen here)

Tidy see, only a bit of decorating left...
